What we actually do for you

Six things, all of them on your side of the table. None of them costs you more than going to the builder directly.

Buyer representation

Someone in the room whose job is your side of the table, at no cost to you.

A builder's sales team is paid to sell that project and no other. We are not, so we can compare across developers and tell you when a development two kilometres away is better value for what you actually need.

Our service costs you nothing. Walking into a site office alone does not get you a better rate, it just removes the one person representing you.

Requirement consultation

A conversation before a catalogue, so the shortlist is worth your Saturday.

Before we send a single listing we want to understand how you live: the commute in both directions, whose parents visit and for how long, the school run, whether this is a home or an asset to let. Most mismatches come from skipping this.

You get back a realistic budget band, the corridors that genuinely fit it, and an honest note on what you would be trading away in each. Sometimes that plan says wait. We would rather say it early.

Property shortlisting

Five or six properties, never thirty, each with what you will not like about it.

Every property on the shortlist comes with why it made the list and what the drawback is: which tower backs onto the service road, which phase is running behind, which clubhouse is still a drawing.

No listing reaches our site until someone from our team has stood in it.

Legal and documentation checks

Titles checked before you visit, not after you have fallen for the place.

Encumbrance certificates, approvals and khata status are verified up front. Where something is unresolved, you hear about it from us rather than discovering it during your loan application.

If you are close to booking something we are not representing, we will still look at the paperwork with you.

Site visits

Evenings and weekends included. We drive, you form your own opinion.

Visits are arranged around your schedule rather than the site office's, and we go with you.

We will point out what we noticed. We will not talk over your reaction to a place.

Closing and handover support

Agreement, registration, bank coordination and the snag list.

This is the stage where attention usually drops off once the sale is booked, and it is the stage where an unrepresented buyer loses the most time.

We stay involved through agreement, registration, bank coordination and handover, including the snag list at the end.

What this costs you

Nothing. The price of the property is the same whether you come through us or walk into the site office on your own. The difference is who is representing you while you decide.
